The fee is half of one month’s rent plus HST. You do not need an ongoing management contract. After placement, we give you the agreed lease and move-in records.

The Homes for Rent Ottawa leasing fee is half of one month’s rent plus HST. You can use leasing only without committing to ongoing property management.

What is tenant placement in Ottawa?
It is help finding a tenant: preparing the rental, advertising, answering questions, running showings, checking applications and arranging the lease. We then hand the agreed records to you.
How much does the leasing-only service cost?
The Homes for Rent Ottawa fee is half of one month's rent plus 13% HST. For monthly rent of $2,700, the fee is $1,350 before HST, $175.50 HST and $1,525.50 total.
Do I need to sign up for ongoing property management?
No. You can hire us just to find a tenant and arrange the lease. Ongoing management is a separate service.
Can you lease a condo or an individual room?
We can find a tenant for a whole condo unit. We do not handle individual rooms or offer ongoing condo management after move-in.
How are applicants screened fairly?
We use the same relevant criteria for each applicant and follow the Ontario Human Rights Code. Credit, income and reference checks also need the appropriate consent and privacy protections.
Does tenant placement include ongoing management?
Leasing only ends with the agreed handover. If you want help with rent, tenant questions, repairs and inspections after move-in, ask about full management.
What does screening tell me?
We check application details, credit, income and references so you have reliable information to review. The same lawful criteria apply to each applicant.
Who approves the tenant?
You approve the tenant after reviewing the screening information. We check the application and keep a record of the decision. Screening cannot guarantee how a tenancy will go.
How does half a month compare with a full-month fee?
Our leasing fee is 50% lower than a full-month fee based on the same rent and HST. Compare the services, extra charges and payment terms as well as the price.
