What to work through before applying.
Use the same criteria for every serious option so bedroom count, listing photography or a fast deadline does not hide a poor fit.
01Test both bedrooms as real rooms
Look at the usable wall space, door swing, windows, heating equipment and closet in each bedroom. Bring essential furniture dimensions to the viewing and check that circulation still works after the room is furnished.
A split-bedroom layout can create more separation, while adjacent bedrooms may suit a different routine. Neither arrangement is automatically better; compare sound, privacy and access to the bathroom and shared living space.
02Calculate the complete monthly commitment
Confirm heat, hydro and water separately, along with parking, storage, laundry, internet and any equipment charges. A lower advertised rent can be less useful if several essentials sit outside it.
Ask how each utility is metered and controlled. An old bill from another occupant can provide context, but it cannot predict your own use, rates or seasonal costs.
03Compare the building, not only the unit
A converted house, low-rise walk-up and larger apartment building create different routines. Check entrances, stairs or elevators, deliveries, waste, bicycle storage, laundry access and the path from parking or transit.
Visit the common areas you would actually use. A polished unit does not answer questions about move-in access, parcel handling, noise between homes or how routine maintenance is reported.
04Keep the application tied to the exact offer
Before sharing sensitive records, verify the address, unit, person handling the application and advertised terms. The proposed lease should match the apartment you viewed, including both bedrooms, included services, parking and occupancy date.
Prepare accurate documents in advance, but do not let speed replace verification. Keep a copy of the application, consent language, written answers and proposed lease.
